    Residential FAQ's​

    Up to the equivalent of one month’s rent.

    Your lease agreement requires that you provide notice to vacate on or before the first of the month if you are vacating at the end of that month.

    Please fill out our application, provide ID (Drivers License or Passport), proof of income, work references, previous landlord information and we will get the application process started immediately!

    Applications can be processed with-in two hours.

    Yes, tenant insurance is required during the entire length of your lease.

    Yes, several of our properties welcome cats and small to medium dogs. Non-refundable pet fees will be assessed. All potential residents with dogs must undertake a pet interview at the time of viewing. Please call the property manager for size restriction details as well as an outline of all assocated pet fees.

    The short answer is that depending on the property water and/or heat is included or utlitlies can be. Please contact your Resident Manager for specifics.

    Your monthly rent is due on the first day of the calendar month.

    All payments are automatically processed by Pre-Authorized Debit (PAD). Please contact your Resident Manager with any further questions.

    Please note, you will incur NSF charges, as well as various late fees as outlined in your lease agreement. If you have outstanding monies owed, a late payment or eviction notice may be issued. Please be advised, failure to pay rent may result in eviction as per the Residential Tenancy Act.

    Certainly, however it is required that the additional resident go through the same approval process as you did. Therefore, please contact your Resident Manager to assist you with this request.

    Unfortunately, we do not permitt sub-leasing of suites as per your rental agreement. Please contact your Resident Manager for other options and we’ll assist however we can.

    During business hours please contact our Resident Manager. Outside of regular business call the main office line for your property and follow the after-hours emergency instructions.

    It’s our duty of care to repair items promptly. Please contact us via phone or email, your Resident Manger will get you back to you as soon as possible in order to get you back up and running. Alternatively, if you prefer, you can submit a work order request online.

    We’re sad to see you go! Unfortunately, you will incur early lease termination charges as per your rental agreement if you intend to move out prior to your lease end date. You can contact your Resident Manager for other options.

    A renewal letter/lease will be sent to you within 45-60 days of your lease expiry. If you are within the 45-60 day timeframe but have yet to receive it, please contact your Resident Manager.

    Rent is due and payable on or before the 1st day of every month.

    A security deposit, plus interest at a rate prescribed by the Provincial Government, must be mailed out to your forwarding address within 10 days after the end of the tenancy in Alberta, and within 7 business days in Saskatchewan.

    A written condition report of the premises will be conducted at the commencement of the tenancy (“in” inspection) and again at the end of the tenancy (“out” inspection). A copy of the inspection will be given to you at the start of your tenancy. Upon vacating, we will use a copy of the ‘in’ inspection form to compare it against the condition of the premises on vacating day.

    The answer is NO. If the tenant wishes to have a friend or relative move in, the friend or relative must make an application to the office and be approved as an occupant.

    If the application has been fully completed and signed, it is our objective to process them as quickly as possible.

    Las Vegas FAQ's

    The answer is NO. If the tenant wishes to have a friend or relative move in, the friend or relative must make an application to the office and be approved as an occupant.

    If the application has been fully completed and signed, it is our objective to process them as quickly as possible.  Rental application online, pls allow 24-48 hrs for processing.

    NO, unless there is a written landlord approval. There will be a fee & deposit “IF” approved. Unauthorized animals may result in lease termination and/or costs and fees.

    Yes. Renters Insurance is required on all properties.
