Residential FAQ

When is rent due?
Rent is due and payable on or before the 1st day of every month.

How much will the security deposit be?

Up to the equivalent of one month’s rent.

When is the security deposit returned to me?
A security deposit, plus interest at a rate prescribed by the Provincial Government, must be mailed out to your forwarding address within 10 days after the end of the tenancy in Alberta, and within 7 business days in Saskatchewan.

How much notice must a tenant give to vacate?
Your lease agreement requires that you provide notice to vacate on or before the first of the month if you are vacating at the end of that month.

Does St. Regis Management Inc. complete move-in & move-out inspections?
A written condition report of the premises will be conducted at the commencement of the tenancy (“in” inspection) and again at the end of the tenancy (“out” inspection). A copy of the inspection will be given to you at the start of your tenancy. Upon vacating, we will use a copy of the ‘in’ inspection form to compare it against the condition of the premises on vacating day.

Can a tenant allow others to occupy the property without notifying the owner or owners’ agent?
The answer is NO. If the tenant wishes to have a friend or relative move in, the friend or relative must make an application to the office and be approved as an occupant.

How long does it take to process an application?
If the application has been fully completed and signed, it is our objective to process them as quickly as possible.

General Rules that all tenants MUST adhere to while renting with St.Regis Management Inc.:

1. No noise or disturbance must be made by the Tenant or the guest.

2. Tenants must leave laundry rooms clean and tidy after each use (if applicable).

3. No locks may be changed, added or re-keyed by the Tenants.

4. Thermostats must never be turned all the way down or furnaces turned off, and windows may not be left open unattended during winter months due to the risk of freezing pipes. Tenants will be liable for all costs and damages caused by frozen pipes.

5. No pets of any kind are allowed without the advanced written permission of the landlord.

6. No parking is allowed except in designated parking stalls. Visitor parking stalls are not to be used by Tenants for their own vehicles at any time.

7. Muddy shoes, boots, or footwear must be removed at the entrance to the building and carried to the suite. Tenants will be charged for any mess left by failure to remove soiled footwear.

8. Live Christmas trees are not allowed in the building at any time.

9. No barbeques of any kind are permitted on the premises.

10. All yards must be kept tidy at all times, and grass must be trimmed and maintained by the Tenants.

11. Garbage must be kept secure and appropriately bagged. It must be placed in garbage containers provided (for apartments) or in case of townhouses, in the Tenants' own garbage cans, which must be left to public view at the front of the premises.

12. Satelite dishes may not be attached to any building, roof, or structure, and are not permitted on the premises without the advance permission of the landlord.

When is rent due?

Minimum 1.5 x rent. This covers cleaning and key.

When is the security deposit returned to me?
Within 30 days.

How much notice must a tenant give to vacate?
Your lease agreement requires that you provide 30-60 days notice, depending on the lease.

Can a tenant allow others to occupy the property without notifying the owner or owners' agent?
The answer is NO. If the tenant wishes to have a friend or relative move in, the friend or relative must make an application to the office and be approved as an occupant.

How long does it take to process an application?
If the application has been fully completed and signed, it is our objective to process them as quickly as possible. Rental app online at www.kendallrentsvegas.com. Please allow 24-48 hours.

Are pets allowed?
NO, unless there is a written landlord approval. There will be a fee & deposit “IF” approved. Unauthorized animals may result in lease termination and/or costs and fees.

Do I need Renters Insurance?
Yes. Renters Insurance is required on all properties.
